At Thor Urbana we are committed to building a greener and more sustainable future, and that is why in 2023 we started our efforts to make a difference in environmental preservation, social responsibility and corporate ethics.
Materiality
In order to develop a solid environmental, social and corporate governance strategy, we conducted the first materiality analysis of the LUMA industrial portfolio, through which we were able to identify the main issues that are relevant to both our stakeholders and Thor Urbana.

Strengthening our Corporate Ethics
We conducted a review of our Code of Ethics and Conduct (CEC) in order to ensure that it included best practices in relation to human rights, transparency and anti-corruption. As a result of this assessment, significant improvements were implemented that strengthened our Code of Ethics and Conduct. In addition, as part of this process, we provided training to all Thor Urbana Capital employees, ensuring our commitment to solid corporate ethics.

Synergies for sustainability
We seek to create collaborative relationships with our tenants that allow us to implement sustainability best practices. That is why we developed green clauses to be included in our leases to promote energy efficiency and the continuous monitoring of sustainability indicators in our properties.

Performance and Certifications
As a first step in advancing our environmental commitment, we have evaluated the energy, water and waste performance of our LUMA industrial portfolio through Arc Skoru, a leading platform for evaluating the environmental performance of buildings and real estate portfolios belonging to the U.S. Green Building Council (USGBC) family.

Tenant engagement and awareness raising
We recognize the importance of creating synergies with our tenants to promote sustainability and reduce the environmental impact of our properties and their operations. In this regard, we aim to raise our tenants’ awareness of key environmental issues, highlighting the importance of collaborating to improve energy efficiency in industrial buildings, implement proper water and waste management, and ensure operational health and safety.
To support these efforts, we have provided training and shared a sustainability guide with our tenants to promote the adoption of sustainable practices.
In addition, as part of our commitment to continuous improvement, we conducted our first tenant satisfaction survey. This was done in order to identify opportunities for improvement and more effectively meet their needs.

Diversity, equity and inclusion
We value diversity of gender, ethnicity, age and abilities. We are committed to promoting equal opportunities and the active participation of all our employees. We also recognize the human right to non-discrimination as a pillar of our corporate ethics to ensure an inclusive work environment.

Health and Wellbeing
In order to create an organizational culture that promotes health and wellness, we have implemented comprehensive health programs that promote the physical and mental well-being of our employees. In addition, we carry out specific campaigns and activities to promote their overall well-being. These initiatives contribute to a positive and productive work environment.

United Nations Global Compact
Thor Urbana has decided to join the United Nations Global Compact in order to support international initiatives that are committed to implementing the universal principles of human rights, labor standards, environment and anti-corruption.
