Materiality
With the objective of developing a solid environmental, social and corporate governance strategy, we carried out the first materiality analysis of the LUMA industrial portfolio, through which it was possible to identify the main topics that are relevant, both for our stakeholders and for Thor Urbana.
Strengthening our Corporate Ethics
We carried out an analysis of our Code of Ethics and Conduct (CEC) with the aim of ensuring that it contemplates the best practices in relation to human rights, transparency and the fight against corruption. As a result of this evaluation, significant improvements were implemented that strengthened our Code of Ethics and Conduct. In addition to this, as part of this process, we provide training to all Thor Urbana Capital employees, ensuring our commitment to solid corporate ethics.

We seek to create collaborative relationships with our tenants, which allow us to implement the best sustainability practices. That is why we developed green clauses that will be included in our lease contracts to promote energy efficiency and the continuous monitoring of sustainability indicators in our properties.
Performance and certifications
As a first step to advance our environmental commitment, we have evaluated the energy, water and waste performance of our LUMA industrial portfolio through Arc Skoru, a leading platform in the evaluation of the environmental performance of buildings and real estate portfolios belonging to the U.S. family. Green Building Council (USGBC). We identified areas for improvement and will now collaborate with all stakeholders to develop a certification path that reflects our sustainable goals. This process will strengthen our commitment to sustainability and environmental responsibility.
Tenant involvement and awareness
We recognize the importance of creating synergies with our tenants to promote sustainability and reduce the environmental impact of our properties and their operations. In this sense, we aim to raise awareness among our tenants about key environmental issues, highlighting the importance of collaborating to improve energy efficiency in industrial warehouses, implement adequate water and waste management, and guarantee operational health and safety. To support these efforts, we provide various trainings and have shared a sustainability guide with our tenants to promote the adoption of sustainable practices. In addition to this, as part of our commitment to continuous improvement, we conducted the first satisfaction survey to our tenants. This in order to identify opportunities for improvement and more effectively satisfy your needs.
